Building Trust Through Transparency

At Cuna del Alma, we believe that transparency is an essential part of responsible development. Large residential projects often generate public discussion, questions and differing opinions. We respect the importance of open dialogue and believe that everyone deserves access to accurate, factual information.

This article addresses several recurring claims about Cuna del Alma by providing the project's position based on the available legal, financial and technical information.

Our objective is not to create conflict or respond emotionally, but simply to provide clarity and factual context for current and future homeowners, investors and anyone interested in learning more about the project.

Fact Check 1: Is Cuna del Alma a Financially Risky Investment Due to High Debts?

Claim

Some public statements have suggested that Cuna del Alma presents significant financial risks because of allegedly high levels of debt.

The Facts

The funds invested in the project by the two investing families are recorded in the company's accounts as shareholder loans.

This is a common financing structure used in real estate development projects and should not be interpreted as evidence of financial distress or external payment difficulties.

According to the project's financial structure, the project company has no debts towards external third parties.

The shareholder loans represent internal financing provided by the investors themselves to support the long-term development of the project.

Fact Check 2: Are the Ongoing Legal Proceedings a Sign That the Project Is Illegal?

Claim

Some statements suggest that the legal proceedings surrounding Cuna del Alma create significant legal uncertainty for buyers and investors.

The Facts

Legal proceedings are not unusual in large-scale developments, particularly in areas that have undergone complex planning and ownership situations over many years.

According to the project, the region has experienced years of degradation during which certain parties appropriated rights that now require legal clarification. Cuna del Alma states that it continues to seek constructive solutions and to cooperate within the applicable legal framework.

A criminal investigation is currently underway involving Antonio Manuel Acosta Felipe, Director General of Coastal Management and Management of the Canary Islands Maritime Area within the Government of the Canary Islands.

Under his direction, the permits required for the construction of the restaurant and swimming pool serving the Casa Casitas, Beach Apartments and Valley Villas were granted within an area close to the coastline.

Based on the legal and technical advice available to Cuna del Alma, these permits were granted correctly and are considered legally valid. For this reason, the project does not accept the suggestion that it has been involved in irregularities regarding the granting of these permits.

As part of the ongoing investigation, the judge has ordered a temporary suspension of works within the area of approximately 2,000 square metres where the restaurant and swimming pool are planned.

Fact Check 3: Is Cuna del Alma Carrying Out Illegal Expropriations to Build a Beach Club?

Claim

Some public statements claim that Cuna del Alma is carrying out illegal expropriations in order to construct a beach club.

The Facts

According to the project, the existing buildings located on the beach must be removed.

Once these structures are removed, the area will become public space, accessible for everyone to enjoy.

The objective is therefore not the creation of a private space through expropriation, but the recovery of an area intended for public use.

Our Commitment

Cuna del Alma remains committed to developing a residential community founded on sustainability, quality, transparency and respect for the surrounding environment.

We understand that projects of this scale naturally attract public attention and discussion. For this reason, we believe that providing factual information and clear explanations is the best way to support informed decisions.

Our commitment is to continue communicating openly throughout every stage of the project's development, sharing updates on construction progress, legal developments where appropriate and the evolution of the masterplan.

Transparency is not simply a communication principle—it is one of the foundations upon which Cuna del Alma is being built.
